We were contacted by a client from Yorkshire who had inherited an old property in Rossendale.
In its life it had been two properties comprising a retail shop and accommodation, then when the shop had closed the retail space had been converted to living accommodation.
When the last occupier had moved out the property had been left empty with no maintenance.
The client contacted us with a view to refurbishing and converting the property into 2 houses.
After obtaining planning permission from the local authority work was commenced.
The roof was removed,re-felted and then re slated using the existing slates with 2nd hand slates imported to match the existing where necessary.All plaster work was removed and a damp proof course was then injected.
New walls were formed to suit the new layout, with special attention paid to the new party walls as regards soundproofing to comply with Part E of the Building Regulations.
New Gas and electricity supplies were installed to allow the properties to be metered and supplied independently.
New Upvc windows were fitted throughout, and the building completely re plastered.
New central heating systems were fitted along with a complete re wire.
This was followed by all new internal doors,skirtings and architraves,along with new bathrooms and fully fitted new kitchens.
The properties are currently up for sale by the client.
